Manalapan

Manalapan is home to two of Monmouth County’s most established active adult communities. Four Seasons at Manalapan spans two connected sectors with 692 single-family homes, priced roughly $510,000 to $830,000, built around a 29,000-square-foot clubhouse with indoor and outdoor pools, tennis courts, and a nature preserve with walking trails.

Regency at Manalapan, a newer Toll Brothers community established in 2021, offers 140 single-family homes for buyers who want new construction over resale.

HOA fees in Manalapan’s 55+ communities typically run $330 to $390 a month, covering lawn care, snow removal, trash, and full amenity access.

Four Seasons at Manalapan

Marlboro

Greenbriar is Marlboro’s primary active adult community, with more than 750 single-family homes built between 1981 and 1992 — one of the more affordable, established 55+ options in Monmouth County.

Homes come with 1-2 car garages, and residents share a 25,000-square-foot clubhouse with a full calendar of classes, clubs, and social events.

Because Greenbriar’s housing stock is older, resale prices tend to run below newer construction communities like those in Manalapan or Holmdel, making it a strong option for buyers prioritizing value.

Holmdel

Holmdel offers some of the most exclusive 55+ options in the county. The Village Grande at Holmdel and Cedar Village at Holmdel are both smaller, gated communities (115 and 158 homes respectively) known for privacy and low turnover.

Regency at Holmdel, a Toll Brothers townhome community with resort-style amenities including a heated pool, tennis and pickleball courts, and an award-winning clubhouse, sold out entirely — a strong signal of demand for new 55+ construction in Holmdel.

Holmdel’s 55+ inventory is limited and moves slowly when it does list, so buyers interested in this town should be ready to act when a resale becomes available.

Village Grande at Holmdel Adult Community

Morganville

Chelsea Square is Morganville’s newest active adult community, offering new construction homes in a smaller-scale setting with roughly 225 homes.

Morganville’s 55+ inventory is limited compared to neighboring Manalapan and Marlboro, which can mean less competition but also fewer resale listings at any given time.

Buyers who want the surrounding Marlboro Township area’s suburban character in a quieter setting often find Morganville a good fit.

Colts Neck Area

Colts Neck itself is mostly large equestrian estates with few age-restricted developments, but nearby Equestra at Colts Neck Crossing in neighboring Farmingdale gives buyers who want the Colts Neck lifestyle an active adult option close by.

For buyers set on staying within Colts Neck’s borders, we track resale listings closely since new 55+ construction is rare in this part of the county.
